3 Components you will encounter
Anyone who rents out property has to deal with various matters. In general, we call this property management.
This management can roughly be divided into 3 parts: Financial, Technical and Rental management.
Financial management
- Monthly collection of the rent payments by means of direct debit.
- Annually index the rent price according to the figures of the CBS.
- Managing the security deposits.
- Corresponding and communicating with the tenants.
Technical management
- Handling of all reports of minor technical incidents.
- The tenant gets an account manager for questions and/or comments.
- Monitoring of the service and repair orders provided by you/us.
- Corresponding and communicating with the service technicians, plumbers, contractors etc.
- Administering and offsetting the costs incurred from service and repair orders against the collected rental payments.
- Administering and archiving all relevant correspondence.
- Requesting quotes for the potential maintenance of your property.

What does the huurcommissie decide?
The Rent Assessment Committee is called in for disputes. It often concerns the amount of the rent. It is checked whether a dwelling has enough points, as can be calculated on the Rent Assessment Committee’s website.
What are my duties as a landlord?
The landlord has three main obligations: he must make the dwelling available; he must maintain the dwelling so that it can serve the purpose for which it was rented; he must provide the tenant with peaceful enjoyment of the premises.
What are the duties of the tenant?
As a tenant you must comply with rules. You must, for example, pay the rent on time. But you also have rights. Such as the right to tenancy protection.
Am I allowed to just raise the rent?
No, that is not possible. The signed rental contract states under which conditions the rent may be increased. This can normally be done once a year.

How much rent can I ask per month?
In the private sector you are free to charge rent. In the social sector you are bound by the outcome of the points system.
What requirements must my home meet if I rent it out?
Your home must be suitable for normal habitation, in the broadest sense of the word. Ask us for advice about this.
What options do I have to temporarily rent out my home?
There are three options for renting out temporarily.
- Fixed-term lease. Tenant must vacate at the end of the term.
- Temporary rental (also known as the diplomatic clause).
Suppose you are temporarily away due to vacation, work, or study. In that case, you can rent out your home temporarily through a sublease agreement, also known as a diplomatic clause. Your tenant will then vacate the property once you return. Clear agreements are made with the tenant about this. Expats, for example, often make use of this option since they frequently have to relocate abroad for work. - Renting out residential property under the Leegstandwet
Your home can be temporarily vacant. For example, because your home is for sale and you have already moved out. It may also be because you plan to demolish or renovate your home at a later date. You may then temporarily rent out your home under the Leegstandwet.
What if the tenant doesn't treat the house properly?
A tenant who acts in breach of proper tenancy fails to perform the obligations incumbent upon him under the lease agreement. The subdistrict judge is then empowered, at the landlord’s request, to terminate the lease agreement, followed by eviction from the dwelling.
What options do I have if my tenant doesn't pay?
When a tenant does not pay, you as landlord in principle have two options: you require the tenant to still pay (and let him continue to live there undisturbed), you seek termination of the lease agreement or you claim damages.
Do I have to inform my mortgage lender if I rent out my house?
Before you rent out a house that still has a mortgage on it, you must ask permission from the mortgage provider. In other words: when renting out your house you need permission from the bank. This applies both when renting out the entire property and when renting out part of it.
Can I simply terminate the rental agreement?
No, that is not possible. This can only be done at the times specified in the signed lease agreement.
