What should I do if my home has a technical defect?
Your landlord must ensure that your home remains in good condition. He must fix defects such as leaks. You are responsible for daily maintenance yourself.

Do I have a regulated rental contract?

You have a regulated rental contract when you rent a social housing property, in which case the maximum rental prices are set by the government. Do I have a liberalized rental agreement?

With a rental property with a liberalized rental agreement (rental property in the private sector), different rules apply than for rental properties with a regulated rental agreement (social rental property). With a liberalized rental agreement, for example, it is not possible to receive housing allowance.

When will the rent be increased?
The landlord may increase the rent once every 12 months, or twice every 24 months. This usually happens on July 1st, but it does not have to.

In the case of a new rental agreement, the owner may increase the rent within the first 12 months of the rental agreement.

Will I receive a notification about the rent increase?
HaGa property management will make you a proposal to increase the rent on behalf of the owner, either in writing or by email.
By how much may the rent of a house be increased?
Every year the government determines by how much the rent may be increased at most.

Due to the COVID-19 pandemic, the government has determined that as of July 1, 2021, the rent for a regulated rental agreement (social housing) may not be increased. This also applies to non-self-contained accommodations (for example, rooms where facilities are shared).

In addition, the government has determined that from July 1, 2021, the rent for a liberalized lease (rental property in the private sector) may be increased by a maximum of inflation plus 1 percent for the next three years. As a result, as of July 1, 2021, the rent may be increased by a maximum of 2.4 percent (inflation 1.4 percent plus 1 percent).
